Buying a house! Be ready for the stress with in the fun of it!

Buying a house can be fun, but very stressful. Between discussing business with your banker (loan officer), realtor, and maybe even getting to meet the owners of the house that is for sale its a ball game anyone can win and lose at.
There are many options, many choices, and above all many houses to seek out and then choose the best that fits you and your family. It is a big step a commitment you should be ready to make before you jump into it.
Make sure you go in with all the facts and how to's before you just run out and look at your homes, this will make things so much easier, Consult your banker and your realtor ask questions even if you think they are stupid or awkward. It's their job to inform you on what to do and how to do it correctly.  Save yourself lots of stress and headaches by educating yourself about home buying.
Home buying is fun, however make sure your not going into it for wrong reasons, that you are indeed ready for the payments. Good ideas to take with you before you close on a house is ask about closing cost, earnest money, See if you can get the closing cost paid for by the sellers, Ask how much on average is the earnest money if any is needed. make sure you know what your banker and your plans as well as your realtors plans are. Be honest, firm and above all serious about your requests, needs and must haves in your home.... Get something you will love, this will be your home for the rest of your life.
Do research on the homes you are thinking about buying, do not rush it, there is nothing like rushing into a home YOU think you like, only to find out a few months maybe a couple years later your not as happy as you thought you would be... with your home..Therefore be sure to find the right home for you, make sure you find a realtor that works for you and cares about your needs, one that tells you the truth about homes rather then sugar coats them to make a sell.
DON'T sign anything with a realtor until you know that the realtor is one you will like and be able to build a business relationship with. If your not comfortable with the realtor... it's ok to move on from them... Just don't sign any realtor to being your agent until you are sure he/she is right for you. Your realtor is as important as the house you will be buying....ABOVE all do not look at any house without your own realtor.... don't be fooled into dealing with the sellers realtor find your own realtor that doesn't have anything to do with the sellers or the home you are interested in. Unless the sellers realtor is your own realtor, the one you already have built a trusting relationship with.
Again I add take your time, breathe, never make an offer without consulting banker and your realtor first and don't make offers in front of sellers or their realtors. Also go into every house as if your really not interested in it put your poker face on and leave it there... Oh and leave the excitement at home. Good luck house hunting... have fun!
